The City of Gosnells seeks your feedback on the proposed Amendment to Development Approval for Commercial Centre at 300 (Lot 800) Holmes Street, Southern River.
The City has received amendments to Stage 1 and Stage 2. The amendments are outlined below:
Stage 1 (DA17/00307)
- The reduction of six (6) Shop tenancies to one (1) Shop tenancy with a gross floor area (GFA) of 220m²;
- New Fast Food Outlet with a total GFA of 241m², double lane drive thru facility with a queuing capacity of 12 cars, alfresco dining area, bin store area and associated signage;
- Provision of 172 car parking bays (includes drive-thru queuing spaces and refueling bays). This is a three (3) bay reduction from the previous approval which had 175 bays;
- Provision of 34 shade trees with minor reconfigurations to kerbing and landscaping arrangements; and
- Amendments
to signage, including –
- Relocation of a 7.5m pylon sign and a 2.3m promotional sign further north along Southern River Road frontage;
- Removal of a 3m price board sign on the Holmes Street frontage and a 7.5m pylon sign on the Southern River Road frontage;
- New 14m triangular ‘Centre’ pylon sign on the corner of Holmes Street and Southern River Road intersection.
Stage
2 (DA20/00876.03)
- The reduction of nine (9) Shop tenancies to three (3) Shop tenancies with a subsequent GFA of 114m², 114m² and 110m²;
- New Fast Food Outlet with a total GFA of 280m², double lane drive thru facility with a queuing capacity of 11 cars, alfresco dining area and associated signage including one pylon sign;
- Relocation of the approved liquor store to the north-east, with an increase drive-thru queuing capacity of 11 to 15 cars. The liquor store will retain the same 400m² GFA (280m² NLA (net lettable area)) as the previous approval.
- Provision of 70 car parking bays (includes drive-thru queuing spaces and refueling bays). This is a one (1) bay reduction from the previous approval which had 71 bays;
- Minor reconfigurations to kerbing and landscaping arrangements
There are no proposed changes to the Medical Centre, the two Fast Food Outlets and Childcare Centre. The total car parking bays provided on site is 242 bays. Based on the amendments, Stages 1 and 2 require a total of 212 bays. Therefore, there is a total surplus of 30 bays.
